Foundation Patterns in Bel Aire
The Bel Aire housing stock skews newer and larger than older Wichita neighborhoods. Two-story slab homes with brick veneer are the most common type, and the typical settlement issue we see is at the back perimeter beam where two-story load combines with concentrated stormwater from a single downspout. Watching for a single stair-step crack at a back corner and a sloping floor in the back of the house tells the story before drywall cracks get serious.
Lot grading in newer Bel Aire subdivisions is generally well done, but the consistent grade across a subdivision means stormwater from one downspout has nowhere to go but down into the clay near the foundation. We flag that pattern often in Bel Aire inspections, because solving it adds years to any pier work.
A subset of Bel Aire homes near older parts of the community include partial basements, walkout basements, or daylight basements. Those add basement wall pressure to the mix. Where we see lateral movement on the buried sides, the fix shifts from settlement piers to basement wall repair.
