Andover sits just east of Wichita in Butler County along K-96, and its housing stock tells a particular story. A large slice of Andover was rebuilt after the April 1991 tornado, which means much of the town's housing is 1991 through early 2000s construction with improved building practices. Around that core, you find both older Butler County farmsteads and a fresh wave of newer subdivisions pushing east and north. Every era has its own foundation patterns.
The post-tornado construction in the core of Andover, much of it built between 1991 and the early 2000s, was put up to better codes and with more attention to drainage and footing depth than earlier residential work in Butler County. That helps but does not eliminate the issue. Butler County clay still swells and shrinks with the seasons. Settlement at corners and at the back perimeter beam shows up as cracks above patio doors and diagonal cracks in drywall, especially after a wet spring followed by a hot summer.
The newer Andover subdivisions east of Andover Road and north into the school district are mostly slab-on-grade construction on land that was farmed for generations before development. We see early settlement on those homes more often, because the new load is finding its bearing point in soil that has not seen that load before.
Andover homes that include full basements or walkout basements add another consideration. The basement walls are exposed to lateral pressure from the clay outside, and after a few wet-dry cycles the walls can begin to bow or develop horizontal cracks along mid-height. The clay layer is generally thinner east of Andover Road and gradates toward more sandy and silty profiles as you move further east.
